Episcopal Housing Ministry: Affordable Housing Funding Opportunity

St. Philip’s Episcopal Church believes every neighbor deserves a safe and stable home. Through funds entrusted to us by the Episcopal Housing Ministry of North Carolina, St. Philip’s will be investing $300,000 to expand or improve affordable housing in Durham City and/or Durham County.
We invite nonprofit organizations to submit applications through our online Letter of Intent form, describing how they would use this investment to improve or expand local affordable housing opportunities.
What we’re seeking
Called to be good stewards of this gift, we’re committed to ensuring these funds achieve the greatest possible impact. We’re particularly interested in projects where this funding can have a multiplying or catalytic effect – serving as seed funding that helps leverage additional funding sources, community partnerships, and/or phased development.
St. Philip’s may invest in one or more projects, depending on the proposals received.
Eligibility
Funding will be distributed only to nonprofit organizations with 501(c)(3) designation.
Projects should support affordable housing in Durham City and/or Durham County. St. Philip’s will use the U.S. Department of Housing and Urban Development’s definition of affordable housing: housing for which the occupant pays no more than 30% of gross income for housing costs, including utilities.
In practice, affordable housing generally focuses on housing for those whose income is less than 80% of Area Median Income. Our expectation is that any housing built, preserved, or repaired with these funds will not require occupants to exceed HUD affordability guidelines.
Before you begin
The online application form serves as the Letter of Intent for this funding opportunity.
Applicants will be asked to provide:
- Basic information about their organization
- A description of the organization’s mission and vision
- A project summary and funding request
- Information about project partners and collaborators
- A proposed timeline for using the funds
- Information about how project impact will be measured and reported
- Opportunities for St. Philip’s members to engage with the project, if applicable
- A brief narrative (1,000 words or fewer) giving a more detailed description of the proposed project.
Please be prepared to complete the application in full before submitting. Draft submissions will not be considered.
Timeline
Questions due: July 15, 2026
Questions may be submitted to jrwarden@stphilipsdurham.org. St. Philip’s will be unable to answer questions submitted after July 15 or questions submitted by phone.
Letters of Intent due: Aug. 5, 2026
Funding decisions expected: August 2026
Funds fully committed by: August 2027
